I live in an older mobile home in a park, but would like to buy a new home on its own land. Do you take trade-ins?
Our company is one of the few companies that will be more than happy
to take your present home, which may be in a park or on your own land, in on trade.

What are the benefits of purchasing a manufactured home over a conventional site-built home?
When I first got into the industry (19 years ago) I found customers purchased a
manufactured home because of economics. Today I find our customers are purchasing a manufactured
home because of "choice." There are many benefits to the manufactured home over a site built
home: the first, without question, is "value." When you consider the cost per sq. ft. of a
site-built home versus the manufactured home, our homes will always be the best value for the
dollar. But there is much more than just value. The manufactured home is built in a controlled
environment and is not subject to weather. H.U.D. requires that the exterior lumber be only
dry-kilned lumber that will have longevity. Our customers tell us that one of the biggest reasons
is design and openness of the floor plan that made their buying decision.

Where are your homes built? Can I tour the factory?
We are an exclusive "Skyline" Sales Center. The Skyline Homes that we display
are built in McMinnville, Oregon and yes, we can make arrangements for a factory tour.

What do I do when I find small items of repair after I move into my new home?
After the interior of the home has been completed, the Skyline service technician
that worked on the initial service of your home will do a "walk through" with you. Without a
question, there will always be something that was missed, but the technician will address the
repair after the walk through. If you should encounter other repairs within the first 15 months,
please contact us so that we can assist you by having a Skyline service technician come out
and correct the problem.

How does Skyline compare with other manufactured homes we have looked at?

What exactly is a manufactured home?
It is built entirely in a factory--the only housing in America built to a
national building code! A manufactured home is built indoors where the weather is never
a factor and strict quality standards can be met. Upon completion, it is transported to your home-site.
Professional contractors who are specially trained and certified in manufactured
home setup assure proper preparation of the site, place the home on a solid foundation, hook up
utilities, and make the home ready for you to move in.
Residential exterior siding and roofing materials are used on all manufactured
homes sold in the Northwest. You can select your own floor plan and also choose all your interior
and exterior colors, including countertops, carpet, linoleum and drapes. There are hundreds of
factory options available, depending upon your budget.
Once sited, the manufactured home visually is just like any other home in the
neighborhood. The big difference is combining quality and affordability. Manufactured homes are
the housing option of choice for families and retirees, in starter homes and expansive estates,
on rural acreage and traditional residential neighborhood lots.
The term "mobile home" is used for those homes that were built prior to
June 15, 1976, when HUD (Department of Housing and Urban Development) code went into effect.
Manufactured homes must meet strict HUD guidelines for design and construction, strength and
durability, transportability, fire resistance, energy efficiency and quality!

Can I change the location of walls, doors or windows?
The simple answer is "yes." There are some limitations when it comes to a change
that may involve a structural element. However, you never know if you don't ask. Our home
consultants are here to serve you. If they don't have an answer, they will call their assistant
at the plant and if necessary, get engineering involved.

I am in a wheelchair. Can Skyline build a home that is specially adapted for my physical needs?
Without a question. Skyline has already developed an assisted living shower,
as well as paying attention to many other features in the home such as the following:
- All exterior doors are standard 36x80 residential size.
- Many interior doors (where floor plans allow) will be built wider to make it more wheelchair friendly.
- Skyline is willing to make other changes, providing the
floor plan will allow them, to give you a better functioning home.

With the cost of electricity these days, I would like to know if your homes are energy-efficient?
Skyline homes are built with efficiency in mind. All Skyline homes are built
with exterior 6" walls with 16" on center. The windows are all vinyl frame windows with
low-E. Skyline offers a "Super Good Cents" option that will meet or exceed the requirements
of Bonneville Power. The "Super Good Cents" is a standard feature on the Lexington product.
Also check with your local utility company on any rebates that are available when you order
your new home with "Super Good Cents," or "Natural Choice Gas."

Can I pick out my own color choices or do I need to select what is displayed in your model home?
When it comes to colors, Skyline offers a large selection that will fit your
desired color theme. There are many color selections, from the exterior to the interior,
that will fit your lifestyle! Choose from name-brand carpet, linoleum, Formica countertops,
ceramic accents and paints.

How much do I need to put down on a home?
There are many financing programs on the market from zero down and up. The
amount of the down-payment needed depends on you. The Bank makes the determination of the
down-payment based on your credit history, your debt-to-income ratio and your job history.

What is important in land and home financing?
We have helped many folks over the past 13 years who would like to own their own land and home, but they did not know if they would qualify for financing or did not know all the ingredients needed to arrange the "Total Package" for financing. Do you offer FHA and VA loans? Also, do you have any finance programs available for first-time homebuyers?
We not only offer, but have done many FHA & VA type of loans, as well as the
Rural Housing Program for customers with limited down-payment. There are also many other

We live in the city but want to move out in the country. Can you help us find land too?
We are not licensed with the state to sell land only, but we know of many good
realtors that can help you find the right land to place your new home on. We will also be happy
to work with your own realtor. What we can help you with are the home, improvements and the
financing of the "TOTAL PACKAGE." We have a tremendous amount of experience in financing
"land and home packages," and you can feel confident that we are here to guide you through
the entire process.

How do I apply for a permit for a new or used manufactured home?
It's good that you are thinking ahead about the placement of your new home.
There are certain steps to go through to begin your process of obtaining a permit for your
manufactured or mobile home, which may be going into a park or onto land. The first step
is to make written application with your County's Lane Management Division.
If you live in Lane County, you'll find their website under our "Web Links"
menu. This site will assist you with informational guides and other permit requirements you
may need. In many cases, our contractors can do the legwork and paperwork for you and the
permit fees can be included in the financing.

How long does it take for our manufactured home to be built and for us to move in?
After we have received finance approval and you are ready to order your new
home, it will take approximately four weeks to be built at the factory. Many times when you
know that the permit process either in the county or the city will be approved, you can work
the permit process and home ordering at the same time. Once your home has been delivered to
your site, it takes anywhere from four weeks to six weeks to complete, depending upon the
amount of outside improvements that are needed or wanted.
